Property Syndicate

The Gauteng Business Group will also be operational as a Property Syndicate.

 

The Founder and Executive Group Administrator (EGA) will follow auctions throughout the Gauteng Province on an ongoing basis. When Super Bargain Properties are sourced, the EGA will contact everybody on the Gauteng Business Group and prepare a Group Bidding Schedule (GBS) for the property on auction.

This GBS may look something like this: (example)

  1. The maximum bid price - The group will initially focus on auction properties valued at up to R10 million,

  2. OPTION 1 - All properties purchased via auctions will be owned by the Beneficiaries (members) of the Gauteng Business Group Trust (GBG Trust):

  3. OPTION 2 - Group members will purchase advertised properties directly at any auctions the Gauteng Business Group promotes. In such cases, a 5% FIVE PERCENT commission will be payable to the Royce Group, the management company of the Gauteng Business Group. 

  4. Otherwise, all participating group members (FREE -, Internship -, and Premium members) will be registered as beneficiaries of the GBG Trust.

  5. All property stock purchases will be CASH purchases.

  6. Beneficiaries may sell their shares/interests, in the various properties, among one another, or in private subject to such private purchaser to join the group and qualify as a beneficiary of the trust.

  7. Legal representatives appointed by the EGA will manage and administrate all such transactions in (6.).

  8. Any beneficiary may own multiple shares/interests in the same property.

  9. The Trustees will be eligible to spend up to 10% TEN percent of the purchase price, of all properties purchased via auctions, on upgrades and renovations.

  10. The GBG Trust, with the permission of the majority of its beneficiaries, will register selected properties with Airbnb and booking.com to generate a consistent monthly accommodation rental income from properties purchased. 

  11. The GBG Trust will also sell selected properties from time to time, again with the permission of the majority of the beneficiaries, and 

  12. Each participating beneficiary will earn a monthly recurring income from profits yielded via the GBG Trust through the reselling of properties and from the continuous monthly accommodation rental income through Airbnb and booking.com properties.

The Property Syndicate division of the group, operational as the Gauteng Business Group Trust (GBG Trust), managed and administrated by the Royce Group (Pty) Ltd, will announce properties, on an ongoing basis, worthy to purchase via auctions throughout Gauteng. The Royce Group will present a Group Bidding Schedule (GBS) for each property that members will be invited to bid for.

 

Selected properties purchased via auctions, and with the permission of the majority of the beneficiaries, will be renovated and upgraded to be registered as "Airbnb" and "booking.com" accommodation venues.

A portion of 5% FIVE percent of profits yielded through the sale of properties owned by the GBG Trust will be awarded to the Gauteng Business Group trading as the Royce Group, and our members will benefit from such ‘capital injections’ when we increase our online marketing budgets to afford our members greater market awareness and advertising exposure.

Definitions

​

  1. "participating group members" means any member including FREE -, Internship -, and Premium members, who choose to bid for any property.

  2. "Super Bargain Properties" means properties to be auctioned at prices substantially below market value.

  3. "bid price" means the price that either the GBG Trust offers (OPTION 1) or the member offers (OPTION 2) to purchase the property outright.

  4. "beneficiary" means any member of the Gauteng Business Group choosing to participate as a bidder to bid for any property that will be purchased by the GBG Trusts collectively by all the participating beneficiaries. Example: A property is auctioned for R1 million - The beneficiaries, 1000 ONE THOUSAND in total, bid collectively, each forwarding a bid of R1000, to purchase the property outright as a new asset for the GBG Trust.   

  5. "Group Bidding Schedule (GBS)" means a written bid schedule to be forwarded to each participating beneficiary for his/her signature to indicate his/her participation in bidding for a listed auction property.

  6. "the majority of the beneficiaries" means more than 50% FIFTY percent of the registered beneficiaries of the GBG Trust.
